Laws change and it's hard to stay up to date, keep in touch with professionals and/or subscribe to local real estate groups that issue up to date legal issues and information on the laws.

I didn't just read a few articles about this subject, I was a subscriber to a site that teaches the average citizen how to research the laws pertaining to the TCPA (Telephone Consumer Protection Act), what a servicing company can't and can't do as it pertains to foreclosures, The MERS system, Bifurcation,  and much more.

Peter,Why not give quicken rental property manager a try. it is easy to use for expenses and income. their new version is all online now and you subscribe to it. i did not upgrade because i would rather have the desktop version. i also use quickbooks, but quicken is a lot easier to use.
