Simply save for the additional purchase transaction when you finance it.Banking on a future job isn't really prudent, depends on here degree I suppose, anything short of a doctor can have time on the job requirements to qualify for a loan, so if she is out in 3 years, she won't have time on the job of more than a year (can be less in a line of work of here degree).

Granted RE gurus are a little more miss than hit, but there are bad CPAs, Doctors, Attorneys, etc out there that people hire every day, and their entire profession doesn't get a bad rap, ok maybe attorneys :-)At the end of the day I think there are 4 main reasons BP members hate Gurus1) They have been ripped off before 2) They think if they had to learn the hard way, you should too3) They feel its a waste of money for information that you can easily find for free4) They are mad that you will pay someone else for advice, when you wont listen to them for free.1 can be said for any profession.
