You have it in the lease that smoking inside of the unit or property is a violation of the lease and the tenant will be subject to damages.If they smoke on the back patio or outside it's not that big of a deal.The problem is when it gets cold outside they will smoke in the garage or crack the door to the outside while smoking inside.They will also crack the window to the bedroom hoping you won't notice.We do an inspection once a month.In the lease we can check at any time for maintenance issues.I don't keep the same time each month this way it keeps the tenants on their toes.When they know you can show up at any time it keeps them on their best behavior.

I just think you have to give them something to do - like a healthy, smart person they'll go loopy if they have nothing to occupy them.I think dogs are much more nurture vs nature as far as poor behavior goes - most people have no clue about how to train dogs so they're safer with small breeds - a small 'bad' dog isn't gonna do as much damage as a large one :roll:

Taking the clothes and toothbrush and leaving everything is odd behavior, but no else seems concerned.Regardless of the rest of the drama, you still want to abide by the terms of the lease, if you make an exception for one that can be used against you in the future.

As a rehabber and wholesaler myself I can say that that kind of behavior is frowned upon and can soil your reputation.As a rehabber I have a rule when dealing with wholesalers (as most rehabbers do): I go through the wholesaler or I don't do the deal at all.
