I tell people that direct mail requires a commitment to sending out an entire series of at least 5 or 6 postcards to a list, so if it's going to be a one time thing, I suggest other methods until you can commit to sending out mailings consistently.I tell people to start with signs and build from there. 25 signs every Saturday morning keeps our phone ringing.

Once i locate owner names i skip trace the owner find their current address and phone number, I usually like to just give them a ring but often times ill follow the phone call up with a yellow letter or postcard if i cant get them on the phone.

Here are things that can be done with Google number: 1) can ring and text multiple people so available person can answer.  2) Can temporarily add someone for example if the staff goes to conference and needs someone to cover.  3) can ditch the number and obtain new google number if it becomes necessary without having to inform family and friends of a new number (they have your personal number and not your google number).

I would have someone help you furnish/design (unless you are good at that)  and get professional pics - also get ring door/security cameras - smart lock - nest theromstat - Find a way to make your property unique or stand out somehow.
