The drilling and testing drive the cost of the Phase 2.The property I am looking at, a 65K sq ft light industrial zoned site with retail frontage and residential all around it, has a history of automotive usage (e.g. repair, storage) but so far no known underground storage tanks (big warning flag) or body work / painting (another warning flag) or industrial manufacturing.

I could of swore they were but @Jeremy Davis confirmed for me in another thread similar to this one that they were not.However,They are very seriously frowned upon and a case can be made that the licensed individual took advantage of an unknowing seller.I have never done a "net listing" or a double close/ assignment deal etc. for this reason.I imagine every state has slight differences to how they feel about net listing and I cannot speak to how California views them but typically governing bodies don't like homeowners to be in precarious positions where they can be taken advantage of by professionals so as a licensee doing deals like that I would be cautious.

I went back later and could not find a UPC on the canopy, not on the fan body, I even used a mirror to look on the top side of a fan body and the inside of the canopy, nothing...I called back and said no UPC number can be found, but I have the brand, model name, model number, internet number, sku number...would any of those work?

Once you are sunk in if you tend to move at all while you sleep you are going to be extremely uncomfortable as half your body will be in a hole and the other half will be trying to figure out what is going on.
