Monthly rents: APT 1 $900 & apt 2 @1095.Total rent 1995-30 garbage-25 water-100 insurance -120 repairs/ maintain-100 vac-970 mort/ taxesCash flow of $650 x 12= 7800.    7800/41541= 18.5% ROII plan on managing and lawn care on my own if I do end up outsourcing it the number would be: -199 management {10%}-66 lawn careCash flow +385 x12= 4620        4620/41541 = 11.5 % ROISo with self managing the ROI is great not so good if I outsource management Let me kno what think of these numbers!

And of course if you watch the growth of  a Turn key company many start with out sourcing PM  find it frustrating and then understand they need to bring it in house like you did. 

Each flip has a different amount of work and what you will more than likely find is your contractor won't physical do most of the work if he can outsource it with you paying half the bill.   

Due diligence is not a job to be 100% outsourced.

We want to outsource part of our property management duties.

I outsourced the roof and landscaping because my contractor bid a little bit too high on these items and I managed to save over 2.5K in those two areas. 

Mardochee,A reliable contractor, broker, and a lawyer are all good people to have on hand, however I would not necessarily consider them as part of your intimate team because you are outsourcing tasks to them.

Sometimes they are one in the same if they haven't sold the paper off or outsourced the servicing of the loan.The servicer has guidelines they must follow from the pooling and servicing agreement.
