The midwest is not a destination/vacation markets but STR's that are focused on capturing corporate travel and convention/event business can do well.

We can enjoy Atlanta (2 Hours away), and Nashville (3 Hours), Destin (4 hours), Chattanooga (2 hours), New Orleans (5 hours).Birmingham has an excellent food scene with many award winning restaurants, great breweries, a thriving downtown, beautiful parks and nature areas, and concerts/entertainment. 

I would actually consider investing with bare minimum of 1% rule and has a relatively low home prices compared to other states in the US which makes it an attractive destination for investors who gets a good return on their investment.

Is there a destination area near by ?

It's a beautiful area and seems like a better place to vacation than Destin. 

My property is in Indio, CA so it's a popular destination in the spring and a few more other times in the year.

It's a popular vacation destination, and it's very close to where they launch rockets so you get a great view right from most properties. 

I will let you figure CAP rate, but it's solid.I continue to have buyers tell me that they have decided on OKC as their #1 destination for buy and hold investing and wanted to share it with the community.  

Sunset Beach is next over and a great beach though entry into either is higher than Myrtle / North Myrtle.Shallotte would be fine for long term but is not a beach destination, just a town at the coast.
