Quick question for the more experienced among us :) I was about to have some biz cards printed and on the back we're stating something that prompts the following question: is offering a $500 bonus for referring a homeowner whose house we buy (or wholesale) illegal?

You assess the risk, mitigate the risk as much as reasonably possible and determine if the potential reward outweighs the risk.Don't forget, many years back a lady ordered hot coffee from McDonalds, promptly spilled said coffee on herself, then sued McDonalds for giving her hot coffee.

The few Bear Stearns properties I've bid on, the banks been very prompt and actually enjoyable to do a deal with.

Mike I have never done business with them.. but I had the opportunity to have breakfast one morning with the owners of the company... when I was in Cleveland looking at some of my stuff.There is no doubt they are pro's and well capitalized and know what they are doing.referrals from past clients are really tough frankly... for two reasons one you don't want to bother people and two with some companies ( not Smartland) this is the easiest thing in the world to find folks that may or may not be real and say glowing things.. your best bet in my mind is to go out and eye ball them and the property you want to buy.. then make a decisiondon't do a Morris thing.. were he had all these glowing testimonials on his U tube then promptly sold 500 or junkers to those we are now in a tight spot..

Please read the part about the REO listing commission and be aware that some of the commissions are so low and the task requirements are so high ( like putting utilities in agent's name and getting "promptly" reimbursed 3 months later) that many of us would starve if we didn't occasionally sell these REO listings ourselves in order to get the selling side of the commission, which is much greater than the listing side!

As an Aside always remember to use the "@" symbol when referencing a member as using the symbol will populate the persons name and prompt a response to you.
