I'm also considering updating the countertops as they are extremely outdated - I'll just say a very strong blue color. 

Obviously Kitchen's and Bath's are big things if outdated.

I always communicate a move out date, provide a truck and the option of storing their things for 30 days if need be.

We actually removed large weird outdated closets in the bathrooms to make room for a stackable washer/dryer.

Completley outdated from 2001 3800sqft 1.3 acre lot.

If someone gives me notice on the 15th, and they already paid that month's rent, then I will send them a letter letting them know what their move out date is and what the prorated amount is they owe me for the next month.

Eventually you’ll be able to walk in to a outdated damaged bathroom and immediately be like “ yeah this is going to be a 3500$ job on this one”

I would stay away from these paid foreclosure sites as their information is notoriously outdated and inaccurate.
