It seems to me that they would want to do proper inspections prior to any and all acquisitions... but then again one's 'inspections' are about as good as any other 'services' you outsource, or employees you hired!

I don't usually physically go to the properties anymore because tenants will generally only complain when there are major/actual problems and that's usually out of the scope of what I can and want to do, so it's outsourced to the professionals.Other than potential rent collection time or picking up the phone to call the tenants to check-in, I probably don't spend more than 5 hours a month on my portfolio (again, unless something big happens)

If you can't get 100% of your leads responded to within an hour of coming in, then you need to outsource that piece of your business to a guy who is as responsive as me, or a company or SOMETHING!!!
