thanks for the input, much appreciated. i will talk to the contractor, but my goal is to cut the bottom plate off, install a new one, then run studs from the new bottom plate to the top plate next to the existing (some rotten) studs. all PT materials will be used since that's not much extra cost. i subscribe to Mike Holmes suggestion "do it right the first time". i just dont like his disregard to cost during the repairs. :)

I have always subscribed to the "use what you've got to work with" mindset. 

The website is so powerful I recommended it to experience real estate brokers and most of them subscribed to the website.

For me, it is not practical to subscribe to every one of these local papers.

I do follow some news on the internet from sources that I trust and subscribe to newsletters from industry experts.

I have read book after book....and subscribed to countless "guru" sites....all saying the same thing, "If I can do it, you can do it."

So many on Bigger Pocket subscribe to the mentality of more more more when in reality they have nothing but paper gains.
