Sure, the tenant can't fill the sink with water to let pantyhose soak overnight.

My question: If a tenant soaks the streets with a garden hose, seems like they mail a fine, if the tenant leaves, is the owner stuck with the fine, may be an unpaid fine that grows into a lien?

If there's hardwood or laminate, you're probably looking at prying that up as well to replace some of the soaked subfloor underneath.

I have already joined up with some Meetup groups in my area and am planning to start attending and networking with like-minded folks, soaking up everything I can learn to help us on our journey - and hopefully giving back whatever minute knowledge / experience I've gained along the way as well!
