I would suspect a fair few of you would not mind having a turn key property on your hands with plenty of upside value add still available in it on day one.I do agree with the comments about how the moral aspect of the renters is questionable at best, for now, I am thinking about the best mutually beneficial arrangements for both parties.BTW: One other detail... my cash invested will be covered in 5 years if the current renters stay and I don't raise the rent.

@Chris Mason I'm all for financial education in HS but at the same time I think we parents need to accept responsibility for educating our kids in the most important realms: spiritually, morally, relationally and financially.

The morale of this post by @Jonathan A. is always get your own lawyer or shared attorney to saved costs but attorney would be neutral in the beginning to write and/or review all partnership contracts before signing any thing.

This spam absolutely breaks federal law, and any company who specializes in sending out illegal text blasts will very likely have very questionable morals about other things, like fudging their advertising on large forum websites.
