Congrats on getting a multi.I have two buildings on the same street, they are mostly identical, one building has washer dryer hook ups and the other doesn't.  

Hey buddy, just read your post, and your situation sounds strangely identical to my very First real estate deal that I made.

How would you calculate these costs if some of the houses are almost identical but in different markets? 

This specific neighborhood only has one comparable property that sold for $65,000 below her asking price in June 2015, but the property is nearly identical. 

Just got word this morning that my offer on an identical quad on the same street was accepted.  

Let's consider another possibility.What if she keeps her home, and does a cashout refi at 4% for 30 years of 75k, and uses that money to buy 3 other identical homes with identical rent, with a 20% downpayment on each (5k for each deal goes to acquisition costs) at identical rates and terms.Now she's got more expenses (about $1500/mo in debt service and more money in other costs), but she's got 4 times the income.So let's go back to the scenario where she's earning $1000/mo/door gross rent.

Note: an identical SFR Down the street just went under contract last week for $174,900.The value add to this place will be when we add a new kitchen,it is a small one so I will do it myself and per my wife/boss on a strict budget.

If you take two properties that are exactly identical except one has higher taxes, should you enhance your analysis so you see the difference.

They even preferred that bath over the one that had tub, with subway tile around the tub (rather than a plastic surround), and the main bath also had an upgraded maple vanity with granite counter top sink with matching mirror (floor was almost identical to the other bath).So the bath with more $$ into it got less bang than that cheaper powder room conversion - it's crazy, unpredictable and very hard to gauge what a buyer will be attracted to sometimes.
