Staying somewhat anonymous or automated seems ideal but literally collecting a paper check seems archaic and outdated. 

@Miranda Yanez: there are two issues here: first, the one mentioned - any data points available could be outdated.

When we were there a few years ago it was in good shape but there are definitely  things I would change to help improve the property... change out some of the RV spots from electric only to full hookups, remodel the rec building to make it more enjoyable for guests, remodel the cabins that are outdated, etc. 

The new water front development has helped but the downtown is still like some out dated mid western city that has not much going on.

slowly increase the rents on the outdated appts2. 

Small parks (especially mom and pop owned) are notoriously risky because outdate utilities put you one bad storm or broken pipe away from a $50K repair bill. 

A brand new house with a similar size but a tiny lot (2000 s.f) rents $2800-2900; an older home with a similar size but outdated interior rents $2500-2600.
