Not ideal all around, but this is the situation you are in, as long as I interpreted your story correctly.

I have a feeling there is no solid language on it, but it can be interpretted different ways.  

So, the SEC and state regulators can make any decision they please, and a judge or jury in a civil liability suit can bring in any rule or regulation they want, with no regard for compliance, because it’s all interpretive.

The way they explained it to me was that they had the city attorney review the ADU laws and updated their municipal code to accommodate their interpretation of them.

Don't get me wrong, that's good for broad interpretations of the market or detecting where things are heading in general, but I needed drilled-down tooling to really fill out & validate both my MF & SFR underwritings.

One bad vendor, one botch job, one badly screened tenant, one repair not caught...will wipe out ANY benefit that another city or area will give us.Now, it sounds like you might know people "where you are from" if I am interpreting that but just know that what you are about to do is really hard.  

This is how I interpret reading the rules on taxes and Airbnb fees.

If I'm interpreting correctly they're anticipating .75 rate cut next year so depending on what rate you're looking at today, knock .75 off of it and that's your rough target for the end of 2024.
