I have found their rental numbers to be somewhat optimistic and I tend to be a bit more prudent so I would give any of the numbers a 20% haircut and see how the numbers work out.

Here is what I gleaned and I have been reading this forum since it got started and keeping updates:a) Everyone agree CA has lots going for it like tech industry, nice weather and great RE appreciationb) The ones who are optimistic think things can only get better or keep growing at same rate due to the fact that the people who are moving here are smart and highly qualified (at expense of the "weak" who are the ones leaving or not coping)c) The pessimistic ones think it is almost impossible to live here and that they are hanging on because they have a job or were lucky to have bought 10+ years ago.

I have herd alot from people on OH and OKC lately. after that it will be financing. we have ~10K and great credit, but thats it. however i am more optimistic about the money right now. going to look for notes, seller financing, partner, or hard money.
