When you interpret that from both ends, you can benefit from either sides.

Not to hijack this thread, but a computer will never know if what you bought at Home Depot is turnover expense or a capital improvement....or how to interpret that into the current tax code and handle it appropriately. 

I did look up Furnished Finders stats page however there is no explanation as to how to interpret the data on there.

This differs from lender to lender based on the lender's interpretation of the law.
