Broken blinds, broken door hinges, broken door locks, paint applied to walls that didn't match, broken faucets in the shower, broken tiles in the shower stall where the tenant said they 'slipped', paint rings on the patio floor, a garden in a HOA that had been allowed to get overgrown - on and on.

The renter's husband unscrewed the water from the washer to connect the garden hose to the water connection and ran the hose outside to wash his car while the other water hose was in use, forgot what, maybe kids playing in the sprinklers.

The larger the number of units the better the positive cash flow.Dollar-for-dollar, multi-units are less expensive that single family homes and dollar-for-dollar you make a much higher  ROI.One roof to repair, one tax bill, one gardener and one trip to collect the rents.Multi-unit properties have both present and future income that is unbelievable.
