fyi (camping = air mattress) wanted to get a sense of noise, parking, tenant behavior so I spent two nights - apartments rent for 1500 to 3500 on block depending on size and parking/lobby etc.

@Joel Owens Another well thought out post... low end rentals are a huge task for any PM and like many of the better turn key companies the better PM companies soon leave the space unless they knowingly want to work those areas and finding one that does.. is hard and NO ONE is super PM you simply cannot manage people that are as you describe life long tenants bottom of the income scale and very transient by nature and usually a flat tire away from defaulting on rent :)@Steve Babiak I tried to say it as well that this is typical behavior from vendors be them real estate education guru's to this guy..

As others have said the applicant's age at the time of the conviction could say a lot about if it was a habitual behavior that they were caught for or if it was just a youthful indiscretion.

That's a loosing proposition because they are going to change and will continue their deceptive practice until law enforcement or their behavior (and street life) catch up with them.
