Talk to stock brokers, insurance agents, doctors, densists (one of my favorites, lol) and attorneys!

Ask business professionals like doctors, dentists, lawyers, etc...

My comments above are based mostly on what she preached.Another was started by a doctor's son, his circle of influence is obvious having family friends in a large medical community.

Upon digging deeper, the owner is a successful doctor in CA, and deed is held under his office address.  

If they have been fine for 6 months, they easily could of been at the doctors, visiting friends or family out of town.

So my wife and I still have the 2003 Corolla we bought new when our luxury car that was only two years old blew up in front the the Toyota dealer on our way to a doctors appointment.

So I schedule vacations, dates and time with my wife, doctor appointments and haircuts, all the non-business side of life.I once when to the funeral of an investor friend that was young with a life full of business just like me.

(I would only add that in my neck of the woods, NJ, we can charge a non-refundable pet deposit... and I didn't get my juris doctorate from google ;))

@Ralph R. thanks for the feedback and I can tell you are passionate about it, your portfolio is impressive and I have not doubt that you are a kick a$& investor... but if you are hiring PM companies to manage your properties and you are 3000 mi. away you need to understand that what you have is not property management experience at all - I understand that as investors we all like to play doctor or lawyer from time to time but when it comes time to do things right, theories and hearsay go right out the window.
