., debt service, and tax deductions, and gives you the COCR, cap rate (which I know isn't supposed to apply to duplexes but I like to know it for comparison's sake), and net annual income, along with projected appreciation value at different rates over time.Right now, I personally like to see at least 12% COC and a cap rate over 7, after rehab.

Correct, and I do not bet on appreciation.in the next months I am going to sell all my properties for a cap rate of 5.5% and buy more.I tried refinancing the properties and it did not work well at all, so now I am going to sell them at market value which is much more than refi.I only see renos to work very well in Toronto, I would not spend as much in Hamilton since rents are very low, but talk with investors there and see what they say.

A friend and I frequently browse through loopnet to analyze deals on properties as practice should we ever decide to pull the trigger and we ran across a $1.4 million dollar 30 unit property in Florida with a cap rate of 16.40% which blew our mind.

The thing is that in selecting a cap rate comp you would want to know that they treated "consistent paint and carpet" in the same manner.
