In some markets I would never settle for 6%, and others I'd be stoked beyond belief if I could get 6%.

You need to do whatever you have to do to learn to law so that you know what you're doing instead of entertaining the tenant's beliefs, lies, or fantasies.

This is a post for advice and opportunity,  not ideas and beliefs, and certainly not politics. 

Importantly, they may also have different beliefs about debt and risk-taking. 

We don't want our reputation for quality and service being used to sell other properties and hurting our brand.I think in some ways the word turnkey has a bad reputation due to a belief that everyone is the same and every company or person using the word is providing the same quality and services. 

If not, don’t.For us it boils down to one belief: “Wealth is for your heirs, cash flow is for you.”

Except solar has no risk unless the sun stops shining.The belief that solar doesn't add value to a home is ridiculous.  

The lower the score the more training I am forced to do to insure my tenants do not cause any issues but my screening is far more extensive than simply the credit score.I do the personal background as well as a personal interview usually taking a minimum of a hour to analyse attitude, beliefs (non religious), authority issues, etc. etc.

I had a clear understanding of the discussions, knew what questions to ask and how to comprehend the answers, and even felt confident enough to contribute to conversations actively.However, it's important to note that going through hundreds of books and attending meetings doesn't automatically grant superiority or the belief that you know more than others.

I'm aligned with you in the belief that worst case scenario, if the first deal doesn't work out for some reason, it will be an expensive, but valuable education - more education then we could ever hope to receive from a paid guru class.
