This questions dovetails nicely with @Rick Baggenstoss challenging me to post my 2015 goals here and after his great compliments I have to oblige him so....2015 goals: Buy two more houses and rent themAutomate and outsource the heck out of out of tasks!

Great advice so far.I'll add my 2 cents...Outsource, outsource, outsourceandOnly take the deals that make sense.Find properties with conventional loans, in areas with high and low comps.Send the BPO agent low comps 24 hours before the on property BPO evaluation.

With outsourcing, H1B visas, rapid technological change, etc. it's becoming harder for "average" people to maintain a middle class career path.

Software - ignored by automakers, or outsourced and not integrated into                      their cars.   

You are outsourcing a significant part of the business and therefore they deserve to get paid as well,

  - removing trash and regular upkeep of the building- basic handyman skills and customer service (responsible for outsourcing more complex repairs)- dealing with contractors and giving access to the building or apartments (roofer, brick repair, painter for fascia and fire escape)- preparation and apartment showings for new tenants - major repairs such as painting an apartment to make it tenant ready will be extra compensation. 

@Lin ChenDo you self manage or outsource? 

If you're really busy, aren't uber-experienced in the multifamily space, don't mind outsourcing control of the deal, and mid teen's is a sufficient return to you, syndication could be a really good fit

Not to say you can't outsource this, but it is steady work.
