I'm pretty optimistic we will find some sort of solution and if we don't we will learn to adapt to the conditions (at least our grand children will).  

I feel that many people misunderstand and misinterpret what a mentor can do and what a mentor cannot do.I would spend the $20,000-$50,000 to be in a deal or partnership or several deals and partnerships (being an optimist) where there is a real estate transaction(s) involved and go from there, but that is my personal opinion.

My estimates were fairly close as far as occupancy rate, though I was a bit optimistic about the winter months.

Even when I take a super optimistic situation such as:Home price: $750,000Rehab: $100,000Post Rehab price: $1,050,000Let's say I take back my $850,000K at a 7% 30 Year loanI get super lucky and am able to rent the property for 7% a year $6,200.

Third, the Moratorium specifically states tenants can still be evicted for other reasons, but courts refuse to act.I'm slightly optimistic we'll see a correction, but it may be years down the road.

@Jeff B. and @Ryan Hopkins  Call me overly optimistic or naive, but I'm hopeful that the new state mandate will put local governments in check, at least somewhat.

But now I feel more optimistic! 

Not by much but I think it definitely skews "optimistic".

Note that they have properties in Europe, Asia which are probably giving similar returns..2) Are the expenses listed too optimistic?

I have been beat out on a couple deals now so when I saw a triplex in a university area I was pretty gung ho (first at the open house and then in submitting an FHA asking price offer after running optimistic numbers).
