One of the things I LOVE about real estate investing is how optimistic, creative and cheery everyone is.

Even under the most optimistic analysis, this property will bleed cash.

I think your vacancy assumption is way too optimistic, especially if this is in the rougher areas.

Also the proformas that they will show you are usually too optimistic, leaving out lines like capital expenditures, anticipating too high of appreciation, too low of vacancy, etc.So do your due diligence and visit the operation or you are making a big mistake.  

It's very reassuring to hear an optimistic outlook from you though. 

I had thought that fixing those issues and just re-marketing the property would begin to fill it up, but that may have been overly optimistic.

Anyone who thinks the economy won't crash and take the housing market with it is, "optimistic" to say the least.

I dont see houses dropping much below low 200k, but maybe Im optimistic?
