Why can't they merely buy the property on their own.

In year one you do not have any gains to be taxed, you merely received back your basis.

It's not merely about late fees; think about the time you would save with a tenant who consistently pays on time, without the need for constant reminders.

If there is even a mention of these issues just assume the worst because the mere fact that they are even being mentioned should be a red flag.

Also, keep in mind most builders who are offering rate buy downs are merely grossing up the sale price of their homes in order to offer the reduced interest rate.
