such a good example of the lack of the "floating rate Armageddon" people seem to be predicting every now and then. 

unfortunately  -most lenders  will not  allow a locked  rate to be relocked  ( floated down )  at a lower  rate ….most lenders  will charge  approx. .5%  for a 30 day  extension even if  present rates are  lower …...you might ask for  assistance from any other  parties in the transaction to  help  with  sharing this  extra   fee  ( seller /  agents / lender …….if you can  split the extra  expense  then its  not to  much of a hit for any one person

@Eric P. if depends if the lender has a float down policy. 

We don't always have a great reputation, but this company does Turn Key's or Buy/Rehab as well as management for investors, whichever floats your boat.

@Gary F.Don't hold me to this number, but I believe the fee is circa 5% of the net sale proceeds.If you go with the lease option route, you might consider setting the option price as a floating number based on the market at the time the option is exercised (95% of new appraisal, etc.)

I don't know too many people that can float a mortgage, plus nearly $10k in bills unless they have good reserves. 

This one doesn't float my boat.

If you can float it that way that’s fine but maybe you want to renew half and then half to try to still have some income coming in during the interior renovations.
