Nashville also has a strict STR policy which contrary to popular belief, can actually be good for investors. - The city passed a law in 2018 that allows for the operation of short-term rentals in certain/specific areas of the city, While it can limit the supply of licensed rental properties, it allows investors to be able to know ahead of purchasing an STR, that if the STR they are buying is already licensed and approved to operate as an STR, it will likely stay that way.

Target groups like engineers, accountants, or religious organizations.

The college students would all have to have a direct connection to the religious organization and be supporting its works.

My belief is this should be higher, but I think many handymen require more oversight than most contractors.  

The catch, is you really have to look, and I mean religiously.

I told a group of investors - guys like me - on a conference call in 2020 that while (in my belief) it was important to print dollars to keep the country afloat and help people trapped in their homes to have a way to eat, heat their homes, etc., the end result would be inflation. 

Hopefully, you're aware, that most CRE internships are going to require you to cold call religiously.

I have had great tenants that are seniors who still write checks and a religious family that had no tv or internet.
