Once you become laser focused on your goal you will overcome any adversity that the world can offer.

Extra bathroom, washer/dryer, lenient pet policy, play up what your unit has that sets it apart.Low income areas will take more time, energy, and will cause more gray hairs.  

Young Realtors aren't really expected to be millionaires yet, you need a couple gray hairs to pull that off.

Check the carpet, and get a quote for cleaning to the extent of removing pet hair and dander.

If you get laser in on one property it has a high probability of not being sold then the others you were not keen on or did not track end up selling and your caught flat footed and not prepared to bid.

You want to get them out of your hair since they have already started down the path of, "let's see how much we can get away with".

Having any sort of trade, whether thats hair styling, dental assisting, computer repair, car repair, or whatever, will give you more opportunities.

But it was full of hair pretty far down and clogged up.I'm not sure if the flipper will be liable that will depend on laws in your state, etc.
