For example, I'm working on a 7plex right now, and the only way it's a good deal for me is because the seller is going to use my down payment to buy a piece of land that I have, that is hard to sell..... so for me it's taking a non-performing asset and turning it into a cash-cow, without a lot of steps in the middle.

The fact is (whether you want to accept it or not), you can buy and repair a buy/hold til the cows come home...it's all for naught unless you have TENANTS in them who are giving you some cash flow...aka "lining your pockets."
