Hi All,I wanted to lay out a deal I am looking at and get others opinions on quality of the deal and of options to finance considering the assumed mortgage.Asking Price: $1,425,000Mtg to be assumed: $720,000; 4.68%; 5 yrs remaining on 10 yr term; $140,000 payout penalty (which is why seller wants mortgage to be assumed)2014 Revenue: $119,926Expenses: $78,294 ($37,593 in repairs/maintenance)NOI: $41,6322015 Revenue: $129,727Expenses: $127,815 ($83,181 in repairs/maintenance)NOI: $1,9122014/2015 maintenance and expenses are inflated due to renovations (windows, metal roof, flooring in common area, some upgrades to suites)I am very new to buying buildings and have only been the money partner in the past.

The only thing I am hesitant about is that across the street, there is a property with a weird construction: a garage with a huge (metal) roof, which could be visually disturbing for some people.

If you did not understand a product or took a loan you could not afford to pay back it is your fault.Chris, when I invest in metals I stick to platinum as it takes up less space in the vault.Buying an REO or other property with a POF that you paid for and do not have the money to back is sketchy in my mind.

Between the two there were usually 3 PAGES, 10 POINT PRINT, TWO LINE ENTRIES EVERY WEEK IN THE PAPER.During this time I learned how to do most things a landlord should, including the simple troubleshooting of A/C, can't repair it the "coils" part since have no interest in getting licensed to handle freon.

There is a Nails brand FRP adhesive to adhere the sheets themselves to the walls that comes in a metal paint can type container and you will need two (although one will be nearly wasted since you won't use much of it and I doubt it will re-seal for any long period of time)...

I had to bend the metal rod part inside at a good angle where it doesn't make contact with the top lid.
