James, Are you stuck in Lodi again or just headed back to San Francisco with flowers in your hair?

One way around those requirements is to convert the commercial spaces to live/work units but those are limited to uses like hair salons, office, shops, etc so no restaurants/bars.

Lastly, stay laser focused on your goals, this will keep you motivated to keep on keeping on!
