There is no industry licensing, regulatory or governing body, audit or equity capital requirements (unless you are licensed for other reasons like a bank or trust company).

Those tenants are the worst and you can usually easily tell who those tenants are by their body language and attitude when first viewing the property.

Appreciation is assumed, and equity is fleeting...just ask anyone that owned a house over the past 5 years that banked on their equity.
