.- Not willing to add yet a recurring cost-----------------With the above I went with Wyzecam, a recent startup building cute little cameras, wifi connected, 1080, night vision, extremely clear pictures, real-time stream, motion detecting with sensitivity adjustment, sound detection, 24-hour sliding recordings, all for $20 with no subscription needed.

At least here in my area of Central CA, they do it really cheap and they have a uniformed officer serve it on the tenant. 

The notice to quit is still in motion yes. 

I suggest they pass out flyers promoting their services.I had a tenant that was able to fix broken windows, I helped him with a flyer, told him to get a nice workmanlike uniform to look professional.

You can set to only record motion, the presence of a car, the presence of people or record constantly. 

The reason is, a person way off in the distance doesn't move enough to trigger motion detection, and you'll want to know what they are doing in that back corder for 5+ minutes.
