Podcasts and books can train your brain but the real education starts when you get in the market, build all your contacts for contractors, managers, realtor/s, mentors, and go through all the motions to buy the property and execute the vision.

I like the small HOAs that provide a little bit of uniformity (no pink houses, please) and an extra set of eyes when the property is not being kept up (garbage left out, lawn unkempt).

Federal law is probably more uniformly adjudicated within Ohio but I don't know that for a fact.For the reasons above, I strongly urge you to NOT use any attorney who does not practice regularly in Franklin County (or whatever county you have real estate in) and who does not regularly practice (involved at least weekly, if not daily) landlord-tenant law.

Document their actions with a small video as I'm at the property often and take this evidence to the police and/or city.You might try a game camera that uses a motion detector and infrared to catch the action.

Some don't take the time to find out what the local rental market is like but others apply a uniform rent based on square footage and not taking into account other market influences such as location or amenities.So it pays to ask specific questions about experience, knowledge, licensing, training, and simply to find out if the Realtor is someone you can work with in an atmosphere of mutual respect.
