I think Texas is the state with the most opportunity with a growing demographic of singleprofessionals, empty nesters and couples that would be thrilled to not have a high rent by living in a small house sharing community space.

Remember, Your primary target market in that area are vacation home buyers and first time homebuyers....and in that area some prison but lots of casino employees. 

I present this great news to the owners, who are thrilled to hear I have done with within a few weeks.

I've been able to speak with apartment building owners, lenders, property managers and investors who were thrilled to educate me and help me with my paper.  

Even people who use equity proceeds on a vacation or a new car or to blow at the casino or whatever - they can still deduct primary residence loan interest on Schedule A (or wherever appropriate).

Upon further review, they decided to jump into each of them, and are thrilled with the results.On the other hand, if you borrow and partner, would you still be reaching your goals after splitting returns and more debt service?

She was thrilled and I was shocked I raised the rents $100 and the tenant was happy about it.I posted the long response because I own multiple units and this is the first time I did this and wish someone would have shared this information with me.  

There are also a lot of new developments and an expanding/newer Casino which sparked development in the city.
