Three weeks lead time I think is too optimistic.

We've had instances where I hand picked the caller and was happy, optimistic going in however our lists were simply not very good.

I am cautiously optimistic that this is not an anomaly and that I can  "rubber-stamp" this over and over.

But, over the next few years when the stock market takes a 20% or 30% hit or the real estate market "corrects" itself you will wonder if maybe you should have spent a little more time finding out what the fundamentals were.I am a huge optimist.

This event will likely change the inaccurate perception of RE investors and will be the first of many steps to irradiate the crooked gurus from our industry (Ok, that is fairly optimistic, but at least a great start!)

Unfortunately, I am not all that optimistic that things are improving either.

$5 is pretty optimistic.

I deal with the City of Berkeley all the time, that estimate seems a little optimistic to me.

Seller estimates are likely optimistic and may not take into account the full cost of property management such as lease renewals.  

Of course, I'm not giving you an optimistic guess, I'm offering to buy your house right now with actual cash."
