Just keep in mind shortsales are taking a bit longer in this market due to the loss mitigation departments being backed up with foreclosures and loan mods.

All the rest of the 30+ houses in that development were stick built and the mods fit in very well and met the minimum 2,000 sq ft size.Makes sure that you are not buying a double wide and thinking it is a modular.

They had to go through some hoops and do some mods retroactively.

-Depending on the property you might need lawn care, exterminator and other misc stuff that is easy to forget about -Consumables: TP, PT, bar soap, shampoo/conditioner, laundry pods, garbage bags, coffee, coffee mixers etc add up.
