The above 4 items are just the largest of many errors in the appraisal but the common theme is that all the errors (minor and major, both substantive to the final value and not) indicate an inaccurate report based on out-dated information that leads to performing a grossly negligent assignment.

Most of the ones I see are for couple hundred thousand.Unless you commit a negligent or tortious act you are not responsible for damages incurred by your entity.

If one received an abstract of title or an attorney's opinion of title they might have a cause of action for negligence, in my opinion.I suggest you submit your claim and let the process unfold and see if you do have a loss that is not recoverable under the policy before you get to concerned, though you might still want to get an attorney's opinion about your legal rights.
