I evaluated the property based on an average of 2019, 2020, and 2021 numbers, so it cannot survive based on 2019 numbers alone. 2020/2021 were banner years and shouldn't be used for projecting future revenue. 

this is why when folks look at HML they also need to have cash to float the rehab payment since contractor wants to be paid ..

Not sure if it’s a legal issue or not, but seems like bad practice to be using the security deposit as a “float” to cover your personal expenses…Good luck 

That way if there's a "bad" week, the can usually float a small loan from someone else vs. having to come up with the whole month's rent.
