@John ThedfordI think that legal aspects not withstanding, to be ethical someone attempting to wholesale a deal would have to disclose by way of contingencies that his deal is dependent on flipping the property to the ultimate buyer (assuming that he won’t close without that), and not suggest otherwise by merely relying on other (weasel) contingencies.The wholesalers that intend to fulfill the contract and close the purchase whether or not they are able to flip the deal ( assuming any real contingencies are met), are real wholesalers and not disguised middle men.

Worth also noting that not having FHA approval typically merely means your buyers just have to use conventional financing -- if they can.

In fact, I'd estimate that along the entirety of the less than 400 mile Oregon Coast there are merely 10's of oceanfront property available in Oregon on any given day, in comparison to our northern and southern neighbor border states, which combined average 100's-1000's.

If we had the social media/internet in instant information flow in 1982 we do today I could have eliminated the hours spent putting together a buyer list and merely posted the deal online and had it sold just as quick, or quicker.
