To @Joe Funari's point of having short term rentals near military hubs, I have been watching the areas around Ellington in Houston as they received the go ahead from the FAA to establish a Spaceport launch site for Reusable Launch Vehicles (there are less than 10 in the US). 

With the Bainbridge Ferry and recently-launched fast ferry from Kingston, both are viable commute options and have great potential for AirBnB.
