I now always replace laterals on multiunits when rehabbing.I may have a spectacular sewer cleaning contractor here, but they identified the issue, I then called my excavator in to open the hole, then I had my trusted concrete guy repair sidewalk and curb. 8' down and $4500 total.

If your tenants are month to month, that's one thing, but if they have year leases or longer, the seller or you can't just kick them to the curb because you want to use more stringent criteria.
