In those plans you will find the parking lot specs , and probably the parking space dimensions and layouts ( one of my businesses is parking lot striping)  These documents will maybe also have info as to how spaces are assigned .

I just removed an awning style from one of my houses and tried something new, I built my own custom one that is leak and rot proof, I had a friend who owns a glass company build me a thermopane glass to my dimensions and then I built a custom frame out of PVC trim, works great and lets in plenty of light with no place for water to pool.

When I bought my park, I was told not to let any homes leave b/c I couldn't put a new one in b/c it is a small park and dimensions had changed between lots.

The upper deck appears large enough to satisfy most people's deck needs but without rough dimensions it's hard to say for sure.

This would ultimately mean you cannot use this to pay for loan payments (till its vested) and hence cannot be used in qualifying income.Most lenders look at your scenario in one dimension.

Most likely they will point out potential pit falls and shortcomings.If you post photos of the property and dimensions they can even help you estimate what a contractor should be charging you to repair the property.
