Basically, I could fine the tenant monthly for leaving a trash cart at the curb, blocking a driveway, parking on the grass, not keeping the yard in like manner of surrounding properties in the area or allowing personal items to be left in the yard, etc.Basically what I said was;For and in consideration of the rents described, Tennat agrees that such amounts are set based on Landlord not being required to perform administartive duties with regard to the enforcement of this agreement.

Changing landscaping can be done on the cheap and make a huge difference in curb appeal.

The outside of this house is kinda plain...if you have any ideas on ways to give it more curb appeal...please comment on that as well!

What do you think would need to be done to give it the curb appeal.Note: the other half of the semi detached is also on the market for the same amount and I believe could bring in the same rent.

The process goes like this notice on the 2nd, file on the 5th, court on the 13th, and sheriff there on the 23rd along with my crew to move their stuff to the curb.

Sort of...I've thought about getting the house and putting a renter in it, then painting the exterior and landscaping to give it some curb appeal.

Curb appeal has a huge return as it is easy and cheap if you use your head and are willing to put some elbow grease into it.
