I work with a CPA (tax filing, tax strategy discussions) and a book keeper (keeps all the books straight, receipts etc.). 

What’s the best way to reach out to investors that need bookkeeping help?

@Jon Kelly I’m not at your level yet, I have 3 single family homes rentals… but I use Rentastic for book keeping!

Virtual assistant or bookkeeping company?

For now, I'm focused more on learning the ins-and-outs of the financial side of real estate by helping investors through offering professional bookkeeping --so that they can focus on their own strengths and getting deals (rather than paperwork and dealing with QuickBooks). 

This could be your local bookkeeper who learned everything on the job.A tax attorney is often a CPA as well, they often don't prepare taxes and focus on entity/deal structure and/or estate planning. 

Ideally looking for some light book-keeping / occasional audit of our own q.books online accounts, someone to file the businesses taxes and who is well versed in both the flip AND rental aspects of the business.  1031 exchange experience a plus as well.  

I work a regular 7-4, and I can tell you that unless you plan to hire out everything (management, maintenance, accounting/bookkeeping, inspections, etc) you will probably spend between 2 - 4 hours a week managing a handful (<5 properties). 

We used to use Cozy prior to having a Bookkeeper who uses Rent Manager, but otherwise you can just use Venmo/CashApp/etc for easy online payments.

This helps keeps the accounting and bookkeeping clean.
