Going back to the question, it is basically a foundation and structural upgrade work, each contractor AND engineer will approach it differently, some will use metal instead of wood (my preference), some will dig deeper foundations while some wider.

@Daniel Sanniti between the feasibility study (will give you an idea of what’s renting in your local market), the metal/door supplier (a company like trachte building system) and your vision of what the building should look like (might need an architect for that) you can get a estimate of what your unit mix should look like for best profitability on your investment.

I have replaced many of the runs--largely the copper is at end of useful life, but also I have some electrolysis where an earlier owner hung the copper with a dis-similar metal and there is heavy corrosion.I also insulated all pipes and ventilate well in summer, cover vents for freeze months.And I had the PEX bid, two... but have not tackled it just yet...
