One thing to note regarding our program is that it is a program that facilitates home ownership through owner financing (sellers who cannot sell because most buyers cannot qualify for conventional mortgage financing any longer) and is yet another example of the capital markets correcting themselves without governmental intervention.

I suggest you read my posts on wholesaling, in Missouri, license requirements are applicable to anyone "facilitating" any sale, their definition includes causing title to transfer in a timely manner.

Come to an agreement with each other about whether you are personally guaranteeing the lien or if the recourse is for the property and not you in case of default.Also recommend to bring in an NMLS certified broker to help facilitate the transaction for a nominal fee.
