Down the street two blocks there are major new tenants like Jimmy John's, MOD pizza, Walgreens, etc. 

If you are in acquisition mods you shouldn't be dealing with leaky toilets, sinks or broken down units and stuff.

I have owned 3 brokerages over the years.. and 10% of the agents make 70% of the commissions.. there will always be some stars making 500k to 1mil a year .. but those folks would make that kind of money in any business they try they are simply motivated excellent sales folks and top producers. but i did a pod cast and i am a broker  LOL

pod casts and think this is the only way to succeed in real estate.

I have been listing to the pod casts for a little while, Love then, I just downloaded the app and I am pretty excited.

The good news is that there are lots of loan mod options available, so I would look into income-based repayment and other, similar options, first.Deleverage vs. invest is a difficult question.

In a recent pod cast the interviewee stated he lowers the interest on his loans from sellers and increases the price, or shortens the term so as to increase the principle payment.

They have no idea what they're doing and just blindly following some guru / pod casts advice and expecting to make 6 figures their first year.
