I can see how there would be great demand for electric, but cost definitely remains a huge limiting factor, as does options, variety, and tech advancement.I guess a lot of this comes down to timing - would a recession coupled with high oil prices cause a sudden increase in demand for electric which would then facilitate a faster advancement of electric auto technology and adoption?

My biggest need is a deal facilitator and Capital. 

I have gone as far to facilitate getting bids as to put together small binders with the specifics of materials and examples so there is no question as to what I want the end result to look like.

If I flip the same day via a double closing, will any FHA lender pay out a 30-40k spread as a facilitation fee?

One alternative to reduce the need for capital investment is the CASH Program by 21st Mortgage, which provides 90%+ financing to community owners to facilitate lot infill projects.

You could get one more renter in the 3rd unit on a lease for as much rent as possible, and leave one open to facilitate selling to an owner occupant on an FHA loan.

Due to our stringent privacy laws, I understand that gaining data from list brokers (to facilitate direct mailings etc) is not a viable option.

Work with them to setup the operating organisation which makes the most sense for your current and future plans and which will facilitate, rather than inhibit, the growth of your business.
